Etobicoke's intersection of Dundas and Prince Edward could be the site of new mid-rise development, with an 8-storey building proposed for the southwest corner at 4195 Dundas Street West. Last month, a rezoning application was filed by Dunpar Homes to allow the 3-storey retail/commercial office building that occupies the site to be replaced by a taller mixed-use residential/commercial building designed by Toronto's Turner Fleischer Architects.

Located north of the Kingsway neighbourhood, the site is surrounded by a low-rise residential context, though Dundas Street itself has recently seen an influx of mid-rise development. Designated as an Avenue under Toronto's Official Plan, this Lambton Village stretch of Dundas has been intensified with new residential development.

The L-shaped site would feature an 8-storey residential building with significant retail space fronting Dundas Street, alongside a surface parking lot—which could be redeveloped as part of a later phase—proposed behind the building. The retail component would be housed in the podium, composed of two double-height levels, despite the an exterior expression which makes the tall upper retail level appear as two regular levels. At the northeast corner of the building, an open galleria space would feature elevators and escalators, serving as the main entrance for the retail area. Three levels of underground parking are also planned, with a total of 224 residential parking spaces.

According to the planning rationale prepared by Bousfields Inc., the 166-unit project is planned with an anticipated unit mix including 33 one-bedroom, 116 two-bedroom, and 17 three-bedroom units. Unlike much of the Toronto condo market (which is dominated by one-bedroom suites), most of the residential space is given over to larger two bedroom units.

The proposal also includes a landscaping plan by Terraplan, which includes plantings along the Dundas Street frontage. Given that the proposal was submitted to the City last month, full details of the project have yet to emerge, with more information expected over the coming months.

We will keep you updated as the project continues to evolve. As the proposal works its way through the planning process, we can expect changes to the massing, architectural expression, and interior programming. As such, the renderings seen so far should be understood as preliminary.
