A number of new condominium developments will further transform the Bayview and Sheppard area of North York, as the convenience of the TTC's Line 4 and Highway 401 continues to draw in public transit users and motorists alike. Phantom DevelopmentsTeaGarden Condos is one of the projects gearing up to add new density to this part of the city, and we were recently given the opportunity to preview the project's new presentation centre at neighbouring 399 Spring Garden Avenue, in a ground-level unit at Phantom's recently completed Jade Condominiums.

Stepping inside of the presentation centre, guests are greeted by a scale model of the 12-storey, Kirkor Architects-designed development, crafted by Myles Burke Architectural Models. The scale model will give potential purchasers an idea of what to expect for the massing and cladding of the project, and is something we will explore in greater depth in a future article.

The presentation centre also features a kitchen vignette and two bathroom vignettes, giving residents a taste of the finishes available for the building's 111 residential units, which range in size from 484 square feet to 1,119 square feet.

The kitchen and bathrooms display contemporary neutral finishes with black and white accents, ready for the purchaser to add their own splashes of colour. While the kitchen makes use of the inviting texture of wooden cabinetry, the bathrooms make good use of marble and tile for ease of cleaning and warm details.

Residents of the completed development will enjoy a number of amenity spaces on the ground and twelfth floors, designed by Tomas Pearce Interior Design Consulting Inc. At ground floor level, residents will find an exercise room, a dry cleaning service, a Tea Room featuring sofas, a refreshment bar, and Wi-Fi access. Up on the 12th floor, residents will find a rooftop lounge with views of the surrounding neighbourhood.
