Toronto's booming Entertainment District remains a hotbed of condominium construction activity, and new development proposals are filling in the last of the once plentiful gaps in the local urban fabric. One of the longstanding interruptions is the surface parking lot at 30 Widmer Street. Adjacent to it at 313 Adelaide Street West is a disused two-storey building with 7,901 square-feet of commercial space. A proposal for the combined site surfaced back in October 2014, calling for a 51-storey mixed-use building, inclusive of an a eight storey podium.

We are now learning more about this proposal, to be developed by Plaza and designed by Quadrangle Architects. The 51-storey tower would feature approximately 4,585 square feet of retail on the ground floor, with a total of 461 residential units proposed for the tower above, starting on the 11th floor. The proposal includes 198 parking spaces split between 4 below-grade storeys, and levels 2 through 6 of the tower. Levels 7 and 8 would be bicycle storage. Levels 9 and 10, with terraces, are amenity space. The building will feature partial wraparound balconies with an alternating, staggered design on floors 11 through 27, resembling a barcode pattern, while the upper tower floors will feature full wraparound balconies.

The site is located immediately west of the high-rise cluster which includes the Festival Tower, Cinema Tower, and Pinnacle on Adelaide, with new additions The Bond and PJ Condos respectively under construction and in registration. There is also much more high-rise activity in the surrounding blocks to the north and south, including the 49-storey 87 Peter Street to the immediate southwest.

It may not be too long until we see activity on this site, as a demolition permit for the existing building at 313/315 Adelaide West was filed on January 5th. The application is currently under review, but we will be sure to return with new information as additional details continue to emerge.
