In the picture below, we see that the two underground parking levels are at grade on the eastern portion of the site, filling in the gap left by the demolition of the cinema previously occupying the site. However, there is still much work to be done on the west end before we can see the shallow-U-shaped structure's upper floors evenly rising above the street level. Occupancy of the 10-storey structure is targeted for for before the end of 2015.

Designed by Young + Wright / IBI Group Architects, Dragon Condos will bring 95 units to the area, ranging in size from 412 to 901 square feet. Residents will enjoy striking views of the city from the spacious rooftop patio while on the ground floor, passerbys will eat and shop in more than 5,000 square feet of new retail space. This new addition to the streetscape will reinforce and modernize the urban character of the avenue but also preserve the architectural integrity of that stretch. Indeed, the large-paned windows facing Spadina recall that of the surrounding brick warehouse buildings.
