Sheppard Avenue East has been the site of much intensification over the past several years. Much of this growth can be attributed to the relatively new Sheppard Subway (Line 4), which has greatly increased transit connectivity and land value in the area. The area surrounding Bayview Station has seen the greatest amount of intensification so far, and more new developments and proposals are promising to add even more life to this stretch across from Bayview Village Shopping Centre. The newest development to come to market here is Lotus Condos by Chestnut Hill Developments and Fortress Real Developments.

The site of the proposed development is currently occupied by a block of single-family homes fronting onto Sheppard Avenue East and Kenaston Gardens. Plans call for the block of houses to be replaced by an 11-storey, Kirkor Architects Planners-designed development containing 244 condominium units, with 249 square metres of ground floor retail space and 227 square metres of on-site parkland.

Residents of the development will enjoy a selection of amenities including a landscaped rooftop outdoor terrace equipped with cabanas and lounge chairs, fitness room and outdoor yoga garden, a main floor boardroom and a private dining room. A rendering of the rooftop amenity area, included below, shows that residents using this space will be treated to some impressive views of the surrounding North York cityscape.

The building will offer studio, one and two bedroom suites starting at $299,990.
