Often considered amongst the most desirable parts of Toronto, the neighbourhood around the intersection of Yonge and Eglinton is growing at a fast pace. High-rise but also mid-rise buildings and townhomes are densifying the area, bringing revitalization and new residents.

We have closely followed the construction of the Berwick, a 17-storey Page + Steele / IBI Group Architects-designed condominium tower which also features 20 "CityTowns" fronting the sidewalks. With move-in dates coming up, the building, developed by Andrin Homes and The Brown Group of Companies, is now nearing completion.

The development just south of Eglinton has reshaped a large part of a city block, as the 22 rental houses that used to stand on the north side of Berwick Avenue and the east side of Duplex were demolished to make way for it. To integrate the new buildings into their eclectic surroundings, the architects have chosen to use brick at street level to make a smooth transition with the existing houses on the other side of each streets. The upper part of the condominium tower is terraced, moving up and away from the homes of Duplex Avenue and smoothly rising to its final height to match that of the existing buildings facing Yonge Street.

The balcony glazing is yet to make its way up to the last floor, while the street-level brick façades along Berwick Avenue and now complete. Exterior finishing work has shifted to the CityTowns along Duplex Avenue. Some portions of the facades will be slightly darker, adding some relief to the design.

The future residents of the 205 new units—of which only 6 are still available for purchase—will enjoy numerous amenities such as a reading lounge, a fireplace lounge and a media room, a recreation centre equipped with a sauna, yoga room, fitness room and guest suite, a terrace, and more. This new construction, fulfilling Toronto Green Standards with, for example, the use of locally produced materials whenever possible, will be at the heart of a transit node when the Eglinton Crosstown LRT is completed in 2020.
