Amexon Development Corporation's redevelopment of 480 University Avenue at Dundas Street is moving forward. Now entering its marketing phase, the building's final design has been tweaked and it has a new name; The Residences of U Avenue. The Core Architects-designed development calls for 37 floors of condominiums to be built atop the existing 18-storey office building. The office floors will be renovated and re-clad as part of the overall project, along with a new interior connection to St. Patrick subway station.

We have been keeping an eye on plans here since they were revealed for the site last year during the planning application stage. In the time since, the design has been refined while retaining the same massing and form. In a previous article written before the project's final branding, we looked at the evolving design of the building's University Avenue frontage. The podium's final jewel-box design now emphasizes the horizontal through a multitude of staggered dashes.

Residents of the building will ride elevators to the 19th storey where they will find over 30,000 square feet of lifestyle amenities designed by II BY IV Design Associates. Fronted by the 'SkyLobby' with double-height windows that overlook the city and University Avenue's grand boulevard, this will also be the location of the 'SkyClub', two full floors of light filled amenity spaces for relaxing in, working out, enjoying a drink or a meal, socializing, or lounging about, inside or out.

II BY IV Design Associates have also crafted sophisticated designs for the suites, taking cues from Art Deco and classic Modernism to offer luxuriant, urbane space, reflecting but removed from the bustling city below.
