With the first phase of Triumph Developments' innovative Howard Park Condos now under-construction in Toronto's Roncesvalles Village, we are keeping a close eye on the mid-rise project's recently launched second phase. Like the first phase, Howard Park 2 will feature an 8-storey, triangular extruded floorplate from the forward-thinking architects at RAW Design.

The base of the building will be clad in a charcoal-toned brick and glass, before perforated plant-friendly panels take over from the 6th floor and above. The incorporation of vegetation on the building's façade is only one of the many "green" elements at play in this project. Howard Park will use geothermal energy to heat and cool the complex, as well as a variety of other energy efficiency features like green roofs, stormwater management systems and bike storage.

While the building's energy efficiency features will be a major draw for environmentally conscious buyers (really, everyone's thinking pretty hard about that these days), Howard Park's location where the College, Dundas, and King streetcars meet, its proximity to Dundas West Station, and even a coming Union Pearson Express stop, will all contribute to further minimizing the carbon footprint of residents in this complex.

While the energy efficiency and carbon footprint considerations are top of mind these days, that's all pretty cold comfort if the condominium isn't located in a great area. In the case of Howard Park and it's minute-long walk to Roncesvalles Avenue, this couldn't be in a much better area. The restaurants, drinking establishments, and coffee shops that have sprung up in the last half dozen years on this stretch are amongst the best new offerings in the city, while the Revue repertory cinema and Hugh's Room are a couple of the best venues for night out in town. Then there's that really big park—High Park—just a ten minute walk to the west: it's an easy area to love.
