Subway stations have an proven ability to promote density, often acting as a catalyst for both residential and commercial development. Steps from Woodbine subway station, developer Tre Memovia and builder Fusioncorp DevelopmentsCarmelina Condos is all but topped off and will soon be introducing 140 condominium units to the East Danforth neighbourhood. Designed by TACT Architecture and Arsenault Architect, this 12-storey condominium now stands at just about 125 feet in height to the top of the mechanical penthouse.

The building's base, as well as stairwells on the east and west sides, are being clad in earthy brown precast concrete panels, and we should soon see the installation of the glazing on the upper floors of the building. A blue-sky day will some day tell us how closely the final product matches the design shown in market renderings of the development.

Medium-sized developments like Carmelina are being promoted by the City of Toronto's Avenues and Mid-Rise Study guidelines which seeks to increase density along our major thoroughfares, especially where higher order transit is close by. The policy has led to several mid-rise condominium developments adding to the mix of Toronto's residential offerings on 'Avenues' across town. Carmelina, like most of the Avenues developments, will offer ground floor retail space, keeping our commercial shopping strips lively. Residents of the development will get the quieter south side to themselves, were there will be a drive court and landscaped courtyard.
