With neighbouring projects Two and 8 Gladstone now completed and housing residents, developers Dundee Realty and Streetcar Developments are pressing on with their massive redevelopment of the block bounded by Queen, Gladstone, Dufferin and Peel Streets. The vibrant West Queen West strip is already home to a rich art, food and cycling culture, and Streetcar and Dundee know that condominiums alone aren’t the whole equation. Alongside Two and 8 Gladstone, the TACT Architecture-designed The Carnaby and TWENTY Condos will offer more to residents than a typical condominium development, reinforcing the already strong sense of community and culture with a European-style internal pedestrian mews, a new park, a Metro grocery store and plenty of retail and gallery space.

The Carnaby’s first phase, a 213-unit, 20-storey tower with a Metro grocery store at the base, is under construction directly behind 8 Gladstone. Concrete and steel have now risen to ground level, and formwork is underway on the first floor’s walls.

At the southern end of the development, wedge-shaped owing to the angle of the adjacent rail corridor, will be amenity space for residents of the community, including a spacious rooftop lounge over the podium.

To the north, excavation has begun on The Carnaby’s mid-rise second phase, Carnaby Row, set to contain four connected 11-storey buildings containing 224 units.

On the east side of the block, just north of 8 Gladstone, an aging row of townhomes will soon be taken down to make way for TWENTY Condos, a 7-storey loft-style condominium set to complete the block’s redevelopment.

Dividing TWENTY and The Carnaby, a pedestrian and cyclist-friendly promenade known as “The Row” will connect residents with surrounding buildings, as well as shops, cafes, galleries, and a new Metro grocery store.

Pedestrians and cyclists will be able to access this landscaped esplanade via entrances on Queen, Gladstone, Peel and from the large park to be built fronting the rail corridor and Dufferin Street.

The urban park planned for the west side of the development is a departure from the norm, with emphasis being put on pedestrian activity rather than ample green space. The park will feature two staircases, descending into the park from both the north and south at shallow angles, meeting in the middle and creating a large meeting area.
