As construction approaches completion on Emerald City first buildings, the formerly suburban landscape at Don Mills and Sheppard Avenue is being transformed into a denser, walkable and more vital urban community. The first phases of ELAD Canada’s master-planned community include 1,198 units spread amongst 36-, 29-, and 25-storey towers named Emerald City 1, 2, and Dream Tower.
As the first three towers are prepared for occupancy, ELAD Canada is offering a promotional deposit structure of 5 per cent down, and $25 000 off the price of a unit to encourage prospective buyers to invest in the community. In addition, those moving into a unit in Emerald City 1 in June 2014 or after have the opportunity to pay 5 per cent now and the balance on closing.
Designed by WZMH Architects, Emerald City contributes density and at-grade retail to an increasingly pedestrian friendly district. Located adjacent to Don Mills Station, commuters have options beyond the nearby 401-DVP-404 highway interchange. One of Toronto's top shopping centres, Fairview Mall, is right across the street, and it includes a multi-screen cineplex. A major city library can be found adjacent to Fairview Mall.
Other neighbourhood amenities include access to the Don Valley trail systems and several parklands in the area. Also, the 50,000 square-foot Parkway Forest Community Centre, a dynamic facility with an outdoor pool, a gym and yoga studio, a YMCA-run daycare, and a rooftop garden and green roof, is now under construction. The community centre will be home for a landmark pubic art installation by Douglas Coupland, the scope of which is merely hinted at in the rendering of the complex.
