The Onni Group has received approval from Etobicoke-York Community Council for a fourth tower to join its Westlake Village condo community on the edge of Humber Bay Park. Currently in construction, Westlake is a 3-tower neighbourhood featuring glass towers reaching heights of 42, 44, and 48 storeys.

With Westlake Encore, illustrated in the renderings below, the developer proposes a similarly scaled 45-storey tower positioned in the middle of the site, between Park Lawn Road and the Mimico Creek, with an additional 500+ units. Final City Council approval is expected in May.

The site in question, 10 Park Lawn Road, was zoned Limited Commercial (CL), and currently houses a Kraft office building. The application proposes to amend the Official Plan Site and Area Specific Policy to permit the development of a two-storey commercial building fronting Park Lawn Road with a residential 45-storey (138m) tower behind. A total of 523 units are proposed. A total of 1,230 m2 of commercial space is distributed as such: 380 m2 of ground floor retail space at the base of the tower in addition to 850 m2 of space in the separate commercial building. The latter would "frame the street in the same manner as other commercial buildings approved and proposed along the south side of Park Lawn Road to the east and west. This building would be separated at grade from the tower by a private driveway." Page + Steele / IBI Group Architects and Ferris and Associates are designers on The Onni Group project.

The land at the rear of the site along the Mimico Creek valley would be transferred to the ownership of the Toronto and Region Conservation Authority. It will be developed into a new public trail connecting the various developments along the creek with the surrounding neighbourhoods.

Below is a rendering of the 3-tower Westlake project currently under construction. The mix of units ranges from one-bedroom to three-bedroom plus study suites, and will include townhomes. It will be accompanied by 65,000 sq. ft. of retail space encompassing a Metro grocery store, a Shopper Drug Mart, a TD Bank, cafes, and more.

With Westlake, Onni Group envisions the "urban village" experience such that "with the abundance of exciting shopping, recreation, services, entertainment and dining in the area, Westlake suite owners will be able to live, work, shop and play right in their community."
