As Yorkville continues to witness increased density within its immediate boundaries we're seeing more and more condominiums arising around its peripheries. These condos, while not directly within what we may traditionally label as Yorkville, are nonetheless luxury projects, with access to Yorkville as well as the surrounding neighbourhoods. Menkes new Pears on the Avenue is one such project that is capitalizing on its unique location.
Designed by Page + Steele architects, Pears began construction earlier this month, marking the beginning of its journey to an eventual 20 storeys. UrbanToronto recently stopped by the sight to snap a few photos of the progress where excavation was well underway.
The location of the project appeals to a variety of consumers — Pears is walking distance to Yorkville, The Annex, South Hill and Yonge Street, and is a block away from Ramsden Park. Add to this the revitilization of Avenue Road, and subsequently Davenport as well as Dupont, and Pears promises to be in the middle of a variety of districts rather than the periphery of one.
The 164-unit building promises to bring a level of modern architectural design to Avenue Road that currently doesn't exist — the prime location had until Pears seen little in the way of development north of the traditional Yorkville boundaries. Page + Steele's renderings show an elegantly glass-clad building that includes more traditional townhouses on Pears Avenue juxtaposed with penthouse units with what will be stunning views south to the core overtop the treed residential streets to the south.
While Pears may have been the first to capitalize on this location it certainly isn't alone anymore — the recently announced The Perry condominium project by Mansouri will be right next door on Pears Avenue, featuring design by Young + Wright / IBI Group and reaching a height of 11 storeys.
