The face of Don Mills and Sheppard is about to be changed immensely as construction of Emerald City condos begins. As we can see in this photo by UrbanToronto member cruzin4u, excavation and shoring work is well underway.

Phases one and two, coming in at 36 and 29 floors respectively, are now under construction. Phase three, called Dream Tower, will constructed at the south end of the lot which is currently an equipment staging area. It will be 25 storeys. Here is a rendering of Emerald City with Dream Tower on the left.

Emerald City Condos Toronto

Developed by ELAD Canada, the complex was designed by WZMH Architects with interiors by GNA Interior Design. Sales is by Baker Real Estate. A total of 1190 new condo units above the Sheppard subway is most certainly a great way to help increase ridership levels on that subway line.

The plan for the complex recently won Honourable Mention at the Toronto Urban Design Awards for the reurbanization of the Parkway Forest development. Here's the Jury's comment:

This entry is the master plan for a strategy to transform a 1960s suburb of “towers in the park” into a more urban, street-friendly community of high-rise rental and condo buildings, with close proximity to the Sheppard subway (Don Mills station). The jury lauds the plan’s ambition to leverage the inflow of private capital to create an inviting pedestrian realm through the use of defined street edges, podiums and stepped back towers, street furniture, and improved lighting. As one jury member noted, this plan represents a private sector variation on the Tower Renewal strategy, and provides a road map for the redevelopment of other such clusters near suburban subway stops.
