Here's a new condo coming to the St Lawrence Market area and it is getting a lot of attention. Called The Berczy, it will be located at the prime corner of Front and Church directly south of the Flatiron Building. Developed by Vancouver based Concert Properties and designed by IBI Group it will rise 13 storeys.

Due to the nature of the site and the unique design, the building offers a mind boggling 54 different floor plans among the 161 units being offered. Floor heights range from 9 feet to 11 feet. A plus is that few upgrades are offered as everything is top notch out of the gate. The average unit is 1000 square feet with individual units ranging from 565 to 2020 square feet. Some of the upper level units cover two floors. To top this off Concert Properties is going for the gold – LEED Gold that is. This will be accomplished through the use of green roofs and other energy efficient means. Finally, high ceiling units on the ground level will be occupied by some interesting retail. We’re not expecting the usual (convenience store, dry cleaner etc.) here. The existing buildings on the site will all be torn down with the bricks being reused on the new building. While we are not happy losing the vine covered frontage where The Keg was located, we do believe we will quickly forget this once this great new addition comes to the neighborhood.

This rendering seems to show the Berzcy as the same height as the Flatiron. That certainly isn't the case as it will be much higher. But the setbacks on the top portion of the building are design to minimize shadowing on Berczy Park, which is located directly to the west of the Flatiron.
