Toronto's Avenue Plan has a bright future, if a couple of recent proposals prove a success. A week ago we were looking over plans for The Hive Lofts on the Queensway; now we have 1245 Dundas Street West, an 8-storey condominium on the south side of Dundas between Dovercourt and Ossington. The plan looks for redevelopment along many of Toronto's arterials to create an attractive street wall and to rise to about 8-storeys.

Here, the developer, 1245 Dundas West Inc., asked three architectural firms for proposals that would do just that. Of the three, this striking plan by RAW Design was chosen. Here is a look at it.

 RAW's imaginative interpretation of the 'street wall' requirement will soon be put to the test, as the design progresses through the approvals process: 1245 has been submitted for both zoning amendments and site plan approval. Neighbourhood meetings will follow soon, but they have not been scheduled yet. We'll keep you informed about that. In the meantime, what do you think about the plan?
