If recent plans for Bloor and Yonge are not enough, we now hear that plans to redevelop 2 Bloor West are on their way. 2 Bloor currently encompasses a 34 storey office tower (CIBC logo on top), and the Cumberland Terrace Mall that sits underneath and extends along Cumberland Street from Yonge all the way to Bay Street. One of the first malls to start the transformation of Yorkville from hippie enclave to high end retail, it has, in recent years fallen into decline. You are more likely to find a dollar store here than a Birks.

The new plan by owner Oxford Properties is to remove the internal mall and replace it with ground floor retail that opens up to Cumberland Street. The ground level retail will sit within a 7-storey podium building that will contain commercial, residential and parking uses. Rooftop villa units will be located above the 7th floor at the Bay Street side of the project. On top of this podium will rise a 48-storey (162m) residential tower that will front onto Cumberland Street, and a 36-storey (125m) residential tower that will rise at Yonge Street. We hear both buildings are planned as high end rentals. Architects for the project are B&H. Cumberland Street is planned to return to two way traffic as parking access to this building will be from mid-block along Cumberland. An issue Oxford faces is the Bloor subway tunnel which occupies most of the below grade across the site. This is why the parking will be on the floors above the retail space and below the residential towers. A new TTC entrance with an elevator will be installed running from street level down to Bay Station to improve accessibility. So a crappy mall gone, a newly urbanized south side of Cumberland established and two new towers for Yonge and Bloor. We think we have a winner. A rendering of what is planned.
