The proposal for 210 Simcoe Street was presented by Tom Payne, architect for KPMB. The address for this development is on Michael Sweet Avenue.

The design for this building was described as ‘playful’ or ‘a wiggle’ that will show four slender towers curving in and out of each other. The wiggle design was created to give interest and expression rather than having 4 slab towers. There will be 23 stories of residential condos, the same height as 180 Queen Street West (the Canada Life building).

There will be 116 condos with a great mix of sizes. It is planned that 1/3 of the units will be one bedroom, 1/3 will be two bedrooms, and 1/3 will be 3 bedrooms with some units also having a den. The back wall of this building will house all of the utilities, including the fire escapes. The parking will be underground with access ramps and traffic will flow in from St. Patrick and out onto Simcoe. Proposed retail uses at street level could include an art gallery or café. First Urban, the owners of this property, will hold their corporate offices in the building.

Other design features include mature Sycamore trees with in ground planting on the boulevard, a central library, fountain and green wall. The landscaped green wall will be the work of French artist, Patrick Blanc. The street will be repaved to reflect the character of the building with cobbled paving stones giving it an urban park feel. There will be a centerpiece in the building to commemorate Michael Sweet and other fallen public servants.

This project is in the early stages and a formal application for this site has not been submitted to the City for this project. An official plan amendment and rezoning will be required in order to proceed with the proposed development. There will be another community meeting on this project in the future.
 
This really sounds fantastic.

The area now is really underused and very hidden. I believe a parking garage is on the site and if this is replacing it, this is an added bonus. KPMB is probably the best firm in the city right now and I really look forward to the rendering.

To go north on Simcoe from here to Dundas, motor vehicles must access it via Michael Sweet Avenue off of St. Patrick. Simcoe south of Michael Sweet to Queen has be turned over to pedestrians.

Wowser, this one might be a real looker! Shame it's tucked away out of sight/site.

I just went past Corus (now 2 disappointing storeys above grade)... would love to see one of these ^ in the East Bayfront (n/s axis being the narrow part).... ideally obscuring the Corus building.

That's where waves belong... along the water.. right?

This one looks like it has some pretty good potential. I like wavy designs, but it can come off cheesy depending on the materials used. Can't wait to see a render!

This is how to enliven the backstreets! Half a block from where a bland, insensitive, and inappropriately tall proposal for an University Avenue address is working its way through the development process, is this much more imaginative, engaging, and appropriately scaled proposal of a much quieter spot.

It will be very interesting to follow this project, and I am especially keen to learn who the developer is and hear about their vision for this place: this could be a very special project.

One can only hope that KPMB, and others at their level of excellence, do more multi-unit residential buildings. Certainly, it's a realm that better firms are increasingly getting involved with.
