First redevelopment project within reasonable walking distance to Glencairn Station, one of the most underused in the entire system. I like it!

Hopefully the first of many.

I've thought for a while that an enterprising smaller-scale developer could do some great missing-middle type housing with even small assemblies of SFH lots in this area.
 
The big problem is the "yellow belt". These areas are designated for SFD housing only - even along Glencairn. The most you can do is sever lots into slightly smaller ones. This has been done just west of the subway station on the south side of Glencairn - someone bought up 2 houses and severed the lots into 3 - create a net gain of a whole whopping 1 unit.

I have lived here in the condos on Ridelle for 10 years, which suits me fine. Marlee on the other hand is essentially a wasteland of decaying and brutal commercial strip buildings with res above, and with the occasional old house coverted to for comm uses. Any development here is practically a godsend, and 1976 design would be an upgrade sadly. The strip retail blocks here are all 1950's or earlier and not holding up well.

I think there is absolutely a revitalization opportunity here but one can't expect quality design at this point. The price point will reflect the neighbourhood I think also, givin the quality of the bakery, the food stores, the lack of restaurants and amenities. However, there are a lot of subtle perks to living here. You have the Allen Road, which many have a love/hate experience with, but honestly, in the morning it saves me about 10 mins getting to work (would rather not drive, but the time via TTC is one hour vs 10 mins by car). You also have the subway, 20-25 mins to downtown. The LRT is coming along on Eglinton, and will be a boon for the area, and you have Yorkdale for those the hub it (will? has?) become for shopping and entertainment.

I want to buy 2 bedroom apartment in this condo. I already have a realtor, but sometimes he looks too busy, so I am afraid I can miss the date of pre-construction selling.
Well, where can I find out this date? Or maybe make sense to change the realtor?

If your realtor seems too busy for you, might be worth changing.
Zoning submission was Sept 19, community meeting is today. Launch date will depend on City comments and zoning resubmission.
Someone feel free to correct me but we can be looking closer to the end of 2018?
 
Appears to have been appealed, no hearings scheduled.
