Northern Light
Superstar
From the Lobbyist Registry, we learn that this large, 3.7ha plaza, anchored by a Food Basics is in play.
The full address is 2848-2908 Ellesmere, and this site is known as Centenary Plaza.
This Streetview image captures most of the site, looking East from Neilson:
This aerial view shows you the context of the site:
To the North: 2 storey townhomes in rows
To the West: Neilson and across same a tower-in-the-park style slab apartment ~16s
To the South: Ellesmere and then Centenary Hospital
To the East: Ellesmere Reservoir and Park, then the Highland Creek Park system.
Comments: The site can very easily support 4 towers, and likely more (I can get to six without any issues), depending on arrangement.
Shadowing is only likely a material issue for the town homes to the north, and this is largely mitigated by a V - arrangement to potential towers, those on the east side of the site oriented like / and those on the east like \ .
With a slim profile, a bit more rectangular than square, you could actually maximize light to the north.
To make sure some additional light gets in the evening gets to the reservoir greenspace, you just make sure to have a decent angle open from Ellesmere and an E-W row in the middle of the site somewhere.
The area does not really require more park space, but the reservoir site has poor access from Neilson and is a bit spare; this dictates a mostly linear park across the north end of the site providing access to the reservoir from Neilson, with one fatter bit somewhere to allow for a good playground.
The area requires the grocery store to be in continuous operation, on a site of this size that should be easy.
You start with a new building at the corner of Neilson/Ellesmere and put the new supermarket under that before you demolish the existing.
Lots of potential here.
