I like it. It's nice to see red brick instead of spandrel or grey precast.

Its definitely one of those "wouldn't have designed it that way myself, but at least it looks designed" projects. That isn't a bad thing.
 
I like this project, and the slight circular form to the balconies is a nice nod to towers of the 60's which expressed interesting balcony shapes. (Ex. a tower on the west side of the DVP near the 401 with a curve for each balcony, and a tower on Roehampton which formerly had a jagged balcony design, now being replaced with glass balconies.
 
Too bad it doesn't nod to the buildings around it. It looks like nothing else nearby, furthering the area's descent to complete mishmash.

They moved some Old Mill parking into the first two underground floors of the Riverhouse condo, but that facility generates such enormous traffic that they would need another parking garage on the site to accommodate it. On some weekend days you'll find that people attending events at the Old Mill end up parking on park roads and in lots to the south.

Definitely understand why the parking lot is there, but it is such a waste to have parking right by the water.

I would imagine that putting it underground would be cost prohibitive due to the water table as well.
 
Yup, pretty much all they could do would be to add another deck on top of what they have now to reduce the footprint somewhat, and then landscape on top of that. That would leave the spot looking good… but would be most likely be prohibitively expensive.

There are numerous aspects they could have cut corners on, but they chose not to and as a result we have a well executed project.
 
Why they went for mock-mock-mock-Parisian in that spot is beyond me. Across the street from the Tudor fantasy Old Mill, it makes little sense to me. If they wanted something to suit the area better, then an Arts-and-Crafts influenced modern design would have been far more at home on the banks of the Humber.
