not necessarily. Pace is a 3 minutes walk from that intersection and it was selling fine. It may be a shady area but it is still within easy walking distance to Yonge/Dundas, with all the shops and facilities nearby. I would rather live at Dundas/Sherbourne than Bayview/York Mills or anywhere in Vaughan.

Show it to anyone and I doubt they will say "wow, that's a terrible place to live!" It is nicer than many areas in NYC or Los Angeles.

I hope the SE and NW corners will be knocked down and developed. There is a big lot south of the SE corner, wonder who it belongs to.

I didn't say horrible. I said shady. It can't be experienced by looking at streetview. Lots of reat geared to income and transitional housing within steps of the intersection. The church steps is the favourite spot to congregate. I, myself, have been drawn into sports related conversation while waiting for the lights to change but, for the typical Torontonian, Dundas/Sherbourne may as well be in a different time zone from Church/Dundas.

IIRC, this is also where the entrance to the underground city of mole people is. Last thing I want to meet is a moleman.

Nevermind ... it's aliens and northwest of here.

The podium is so bad I can't even look at it without sharing my distaste of it here. I think red brick was ultimately the better choice but everything else about it is weak.

I don't dislike the podium as much as the wall of glass and green spandrel above it.
 
Not a big fan of the red brick but I think it's "cute" as well, the tower portion isn't bad, and I actually enjoy the aqua tinted glass. Looks refreshing and hopeful when you walk up Jarvis.

I agree too, and I even think the red brick is rather weak. A deeper and richer tone of red would've helped greatly and it's too bad the precast lintels and sills were omitted. The podium has lost some of the character of the rendering.
