I admire what Richmond Hill is doing up here along Yonge with a new urban focus along the street. The one problem I have is with the traffic up here. Yonge between the 407 and Major Mac is brutal. One of the worst streets in the GTA IMHO. And with Yonge being the only main street connecting the two its only going to get worse with all these buildings.
 
It's getting rebuilt with bus lanes now, so I expect it to get better. The public realm up there needs it too, and the viva rapid ways have been putting really high quality paving and landscaping along with the bus lanes.

The bus lanes should help but the fact that there's a lack of major side streets between Yonge/Bathurst and Yonge/Bayview is a problem. Everybody is funnelled onto Yonge. I wonder if they've considered a ring road if that's even possible.
 
Yonge Street through Richmond Hill's downtown (between Major Mac and just south of Elgin Mills) is probably the worst stretch that I've seen, since the narrow ROW and mid-day on-street parking essentially allows just one travel lane in each direction. VIVA is supposed to operate in mixed traffic through there as well, though I've heard that York Region may be asking Richmond Hill if they are willing to convert the mid-day on-street parking lane into a bus-only or HOV lane through that stretch.
