I'm not sure what kind of money Empire has (I'm sure it's plentiful) but it would definitely be worth sitting on this site for a couple of years until the Crosstown opens and the area gets some new legs.
 
St Clair and bathurst was not forest hill either until someone needed to market it that way for a condo. Now theres about half a dozen condos there that have completely changed the neighbourhood. Hoping for a change here as well despite the bait and switch advertising.

No there isn't. From oakwood to dufferin there is only 4 lanes of traffic which includes parking.

From oakwood to the allen there is five lanes. One lane dedicated to turning.

From allen to bathurst there is five lanes, two going east bound and three going west bound.
 
Eglinton Connects has it as a 4 lane setup almost exactly like in that image for this stretch. The only part that can't be 4 lanes with the bike lanes is between Avenue and Mount Pleasant.

The lane configuration changes for that stretch, but the right of way is still the same width.
