    How ironic that an existing decent building that would make an awesome loft conversion is getting pulled when just down the street crappy plazas are calling out for redevelopment...such is life in 2010 Toronto. :rolleyes:

    Although it is better than most of the buildings on that strip, it's not architecturally or historically significant either. That being said though, I really hope we get a nice modern design here...unfortunately the area is weak for that sort of thing however...

    I don't get this obsession with keeping buildings only if they're architecturally or historically significant--it's like Torontonians want to live in a theme park or museum. Why can't we keep just average everyday buildings like the one on this proposed site as well?

    To be honest, I think this building's already been through at least one abortive redevelopment proposal; it's been pretty well redlined for a decade, and it shows....

    Because a major arterial road like Lakeshore should be a target for major intensification. I agree that a human scaled, 3-5 storey retail strip should be retained where one already exists (like Yonge or Queen), but I don't think there's much on Lakeshore in this area worth keeping in that sense.

    I'm a homeowner in the area and there's a great deal of concern about this proposed development. The attached pretty much spells it out.

    The question is how do we ensure that something is built that will improve the area? (ie - 6 storey condo with ground level retail, rather than a 14 storey one)

    So the College streetcar is now running in Mimico?

    Anyway, great project, time to kick the garbage out of Mimico. There's all that wealth directly to the east, yet Mimico remains a magnet for trash.

    I am pleasantly surprised by this proposal and would support many more of these along Toronto's thoroughfares.

    Quite nice! Good to see something decent come to Etobicoke. Lakeshore all the way to Long Branch should be filled with these.
