740 Dupont Street, a commercial property, along with several residential properties facing Dupont Street in the immediate vicinity, have been purchased by RioCan, the large commercial property owner. They may be intending to do an assembly of some more of the properties in the area.

740 Dupont is currently Grand Touring Automobiles, who sell luxury used cars (Rolls Royce, Bentley, etc.) It is located west of Christie Street and east of Shaw Street, backing on the CP line.

If, as I am guessing (without any inside info), they are intending to do a land assembly involving some more properties, there may not be anything happening here in the near future. But the location has good potential, IMO. The surrounding residential neighbourhood has undergone quite a bit of upgrading within the last few years.

RioCan’s Plans for 740 Dupont St.

Amid the proposed plans to build two 11-story condos to replace the Sobey’s at Ossington & Shaw, there are also plans for 740 Dupont, which is currently occupied by Grand Touring Automobiles,

RioCan, a real estate investment trust that specializes in box-stores, plans to build a 184,000 sq. foot “urban retail” project. (See page 57 on corporate document). The project is anticipated to be completed by 2017.

Someone please photoshop the rendering to change 1/3 of total glass area to visually jarring spandrel panels. Thanks in advance.

Not exactly as illustrated but "spandrel wall tattoos" could be pretty cool here.:)

Btw, was wondering if RioCan/Diamond Corp/etc has HUGE plans for this strip. Joining up with all the other developers with plans in the area--Freed, Lifetime etc--Dupont could be the next King West. By 2040 it'll need an LRT.

This application was updated a few months ago after the OMB approved the settlement of the RioCan application: "To construct an 8-storey mixed use building containing 122 residential units".
The architect is now Turner Fleischer.
Unit count: 42 1B, 42 1B+D, 20 2B, 5 2B+D, 7 3B, 6 3B+D.
325 parking spots: 102 for residents, 18 for visitors, 167 for "Retail A", 36 for "Retail".
There will be green roofs all over.

I love the stand-in signage for "Drugmart Plus". Trying to signal their preference for signing a lease with a pharmacy, but keeping it open to either Shoppers or Rexall/Pharmaplus.
 
Are the smaller pink units on the western end (labeled "CRU") of the building retail? It would be great to have some smaller retail like that rather than just a huge space for a big chain.

This and the other development at Shaw will make a big difference in the neighbourhood.

We may need another traffic signal between Christie and Shaw, and will probably need another one between Christie and Bathurst to accommodate the developments further east. I'm all for that, but the traffic will seek more efficient East-West routes, so Davenport will get more use. I hope that residential streets like Shaw can incorporate more traffic calming measures.

small observation from the renders --- it looks like they used SketchUP because I recognize some of the render people.
