This is the answer to every Beer Store that gets replaced by a bland mid-rise. It's wacky, and the Beer Store isn't going anywhere.
 
If it had any hope of being finished like that then sure. Since it doesn't, it shouldn't even be done here, let alone "every Beer Store".
 
Technically, 145 Sheppard is only the 3-storey old office building,..... next door to the Beer Store.

Also, technically,.... this site falls within Sheppard Avenue Commercial Area Secondary Plan,.... where they'd be allowed 5-6 storey based on 45 degree angular plane from 10.5m height at 7.5m setback from rear property line,..... and maximum density of 3.0 FSI

For heaven's sake. This is on a subway line. 5-6 floors? And they complain that the Shepard Line isn't very busy.

What does Sheppard Subway Line has to do with anything when potential residents aren't within sweet-spot walking distance to Subway Stations? Technically this site is 750m from Yonge-Sheppard Subway Station and 1100m from Bayview Station; thus, Provincial 500m rules doesn't even apply (City's Secondary Plan is supposed to override it anyways).

You've got to be kidding me? The whole stretch of Sheppard from Yonge to the last stop (and eventually further) needs to be (and will be) medium to high density buildings one after the other. All of our major arteries will eventually fill in like this. 750m is nothing. I walk that to College Station from Allan Gardens in 6-7 minutes. Besides, are you under the impression that there will never ever be further subway stations built in between the current ones?

I hope your post isn't in response to actual city guidelines. If it is, city planning staff who approved this line of thinking are completely out to lunch. We're forecast to add another 3 million people to the Toronto area over the next 25 years. If people are still running Toronto like we're Winnipeg, this city is in big big trouble. This is a big city and city staff need to think like a big city.

The various Secondary Plans throughout the City were designed by our City Planning experts with consultation of local residents and our elected representatives. As for Toronto area's population growth forecast, 905 will be growing about 3 times more than Toronto.

Keep in mind:
- Sheppard Subway line act as a thoroughfare line where over 90% of subway passengers are just traveling between Terminus Station of Yonge-Sheppard & DonMills
- Sheppard STUBway line completed about 18 years ago with "in-between" Bessarion Station which is still deserted now even with some of it's area development finally coming online
- The only "in-between" station ever added was North York Centre done in part with as Section37 Community Benefit for large North York City Centre development and political will of the time (Mel Lastman's Downtown North York vision)
- Adding Subway Stations are very expensive; about $100 million per (some on Spadina extension where $400 million per)

Bottom-line, it'll be a very long wait for the Subway at Willowdale Station.
 

August 2021 streetview imagery shows this building as demolished. No permits for its replacement have been filed. The SPA application remains active, though no submissions have been made since 2017.
