Even though it's north of the 401, Sheppard West is gradually turning into a midrise mixed-use avenue.

This is really just another UpZoning exercise by a LandSpeculator/MonopolyPlayer (Park Hiatt http://parkhiatt.com/index.php ) with no intension to build anything themselves, just upzone and flip,... to another LandSpeculator/MonopolyPlayer who'll upzone again or to a real developer/builder. Actually, this will be the 3rd UpZoning exercise at this site, the other 2 were:
