A friend of mine actually lives in the building next door to 565 (The brown building on the left in the pic I posted above) and the interior is actually pretty nice. The lobby must've been redone sometime in the last few years, there is new carpet in the halls, and the units themselves are very well kept.

The only issue is the elevators always seem to be breaking down, but that's more of a citywide issue than anything. Even new buildings are dealing with elevator issues.

Redevelopment of the subject properties for a 58-storey rental building, with retail uses at grade. As part of these applications they are also proposing to reconfigure St. James Town West Park, and make significant improvements to it. The existing heritage designated building at 601 Sherbourne Street (known as the Thomas Cruttenden Building) will be retained and no changes will be made to the existing rental units within the building. The existing underground parking garage on the Block will be modified to connect below grade to the new building. The new building will have a total Gross Floor Area (GFA) of approximately 40,800 square metres, of which approximately 420 square metres will be atgrade retail space. A total of 640 new rental residential units are proposed. The new development will result in a total of 2,165 units of market rental units (in bachelor, one-bedroom, two-bedroom and three-bedroom configurations) on the Block and an overall Floor Space Index (FSI) of 7.66.

Amazing! That park needs all the help it can get. Nice to see that the corner building is being kept too! That part of Howard Street is quite charming!
 
This is great news. However, with all these projects on Sherbourne, I can only imagine how it will affect traffic. It's already pretty bad as it is.

There is no proposed parking from the looks of it. They are using the existing parking structure. Traffic won't be any worse than the conditions that were approved decades ago. Being an all rental building, steps away from Sherbourne Station will likely attract a demographic that doesn't own cars/drive.

That's good to know. However, the Sherbourne bus is jammed. It will be even more jammed now. Not to mention more cyclists. I guess it's a decent tradeoff.

Let's wait until we see the proposal before deciding whether or not to split this off as a separate thread. The 545 Sherbourne Street address is not a typo as pretty much the whole block is involved because of the connection of the 545 through 565 Sherbourne garage to the new tower. The addresses in total which are involved here are:
545-565, 583, 589, 591, 595, 597, 599, and 601 Sherbourne, and
3, 5, and 7 Howard Street.

Once we've gotten a look at how integrated this will all be vs. how separately it may stand, we can make a decision. If it appears that it's going to be difficult to visually separate the rest of the block from this new proposal when it starts going up, then we will keep it together in one thread. If this tower is going to be distinct, (no shared podium, or separated by park space, etc.), then we can make a second thread. The other question that could impact this would be timing: just when is the tower between 545 and 565 going to go up? If it's long before the new one… well, we will know more when the plans are available for public scrutiny.

It does look like it will be visually separated. I don't see them shutting down the entire parking garage to build over it, and that's exactly what would need to be done since there would be no access to the ramps in the event that construction takes place there. (Unlike 565ive where all of the construction is taking place in an area that has no effect on the rest of the garage)

From what I can see, the entire project will be to the north of the the park.

Also just looked up how ownership of the park works out, and it's not even part of the property. The city provided an easement to build the underground parking garage, but the entire park above is city owned.

Edit: Actually, it looks like the property is owned by Medallion, and leases it back to the city for the park.

If they acquired the property, that would likely be the case. Looking at the plans for 565, its a separate property.

I hope they won't demolish these buildings. Enough of the old neighbourhood has been destroyed already for highrise rubbish.

601 Sherbourne, with the Eggsmart in it, is proposed to be saved according to the summary of the application.
