Looks like the 1st and 2nd floors have been leased, while the 3rd and 4th remain available:

New office/retail development in the heart of Queen and Dufferin Street. Development includes the addition of two additional floors and complete retrofit of the existing building. High exposure retail ideal for restaurant, grocery and other retail services. Marquee office space that is suitable for a variety of creative uses. Below grade on-site parking. Available Q3 2022. Rooftop outdoor amenity space. Steps from the Queen Street TTC Streetcar line.

The lobbyist registry indicates the above parcel is in play with Pooni listed as the client and Republic under 'other beneficiaries'.

This building is on the north side of Queen, at Noble, just west of Dufferin:

Site is quite large, ~24000ft2 or thereabouts.

Comments: In general the City has wanted to keep the height against Queen to about 6s, working for more here are commercial neighbours and the railway corridor, working against is immediately abutting park space, but a tower here would add negligible shadow vs 6s, given its position to the west of the park.

Will be interesting to see what they come up with here.

I would be happy for them to build as tall as they like if they were to expand the park at the south end of the site. Would be a great place for some seating and shade. Maybe a patio?

I missed it! Thanks for pointing that out.

If the mods would like to consolidate the threads, the other one is here:

In respect of the original thread....4s seems an odd choice here.

Republic being involved, makes me wonder.
New deal for them, similar to their agreement with Silver on other sites. This will be a tough one, and I'm interested to see what they pursue here.

I think this looks like a pretty good effort here. Warm, use of brick, nice overall relationship to the amphitheatre, good scale along Queen.
