I believe the 47 storey hotel sits on top of a 3-4 storey retail podium.

There is no retail component proposed in the east building, just a restaurant along Bremner. The podium will most likely contain accessory uses for the hotel such as conference room/ballroom, gym, etc. Retail could be a possibiliity in the office building.

The Preliminary Report does not make it clear whether the 47 storey height is total, or additional, above the 3 storey podium.

True, however site plans show the height of each section of the building envelope so I would say it is 47 storeys total. That being said, the Preliminary Report is not for building heights, but to permit office uses on Block 7B whereas only a hotel or hotel and residential uses are permitted. Future applications will be submitted that will deal with various zoning provisions such as height, setbacks, GFA, etc. The 47 and 30 storey heights are preliminary I believe which may or may not change. Building heights in the City of Toronto zoning by-laws are measured in metres, not storeys. This block is currently zoned for a maximum of 98.0 metres (approx. 30-32 storey residential or hotel building depending on floor heights).

Both 40 storeys? Actually, it says stories, so maybe they're talking folklore and fables... which the "both 40" seems to indicate. Every time we get another floor count on this project, it's different. It could be a while before this one settles on particular specs.

Southcore Financial Centre; a New Business Address in Toronto's Emerging Southcore Financial District

The office component of this project, representing 1.4 million sq. ft., has been designed by award-winning KPMB Architects. Their vision has been to create architectural continuity between the towers while also achieving rigorous sustainable LEED(R) Gold standards.

The Delta Toronto was designed to exceed the changing expectations of the modern traveler. It will provide 566 oversized guest rooms, which will be larger than what is normally provided in 4-star hotels, including 24 luxurious extended-stay suites for travelers who are in the city for a longer period of time. The renders look kind of promising... but I am frustrated with all the boxy blue-glass towers in that area... it is going to be a very monotonous cityscape a la Vancouver...
 
The renders look rather boring to me. I'd really like to see something more creative in this blank-slate section of the city.
 
It is worth noting that the render does not show the colour of 18 York correctly, so take the colouration here with a grain of salt. So, the render, two sizes to better digest it:

I like the hotel! The office tower podium is cool, but the tower is a bit boring. Either way, it's exciting to see this, and that it's going to be starting so soon.
 
Just guessing here, but that must be the closest two large Toronto office towers have ever been built to each other (That don't share a common wall).

At 47 floors this would also be Toronto's (or even Canada's?) tallest hotel.

I thought the press release says the office tower = 30 storeys, and the hotel = 45 storeys......where is everyone getting 47 for the hotel?
