A project in Burlington that is seeking LEED-Silver certification.

It's the fourth Molinaro Group condo in downtown Burlington. The City of Burlington’s community development committee recently considered a report at recommending approval of O.P. & zb/l amendments submitted by The Molinaro Group to permit a 21-storey, 186-unit apartment tower at 551 and 569 Maple Avenue, north of North Shore Boulevard and the QEW.

No activity on this site but I have a few other snaps recent developments in Downtown Burlington. Most of the new additions are from Mulinaro Group, the team responsible for Strata.

In my opinion, the quality and built form have improved with each condo. And with three recent ones under their belt, there is no denying the impact on Burlington's waterfront. A positive impact, if I may say so.

I lived in downtown Burlington for a year before I moved to Toronto, and I really enjoyed the downtown. The waterfront is really nice (though it sure would be great to get rid of that Travelodge) and they've done a nice job of keeping the small area walkable. There's a few nice pubs with patios, too -- I went to The Dickens so much they gave me a "Regular's Card". The community festivals, particular The Sound of Music event, were great times.

I know there's a lot of suburban-style opposition to it, though. The recent decision to maybe move away from having free parking everywhere met with a lot of opposition ("why would I go downtown and pay to park when I can just go to Fairview or Mapleview Mall?") and there was a ridiculous backlash when the city tried to purchase a piece of art for the waterfront. There's some vocal opposition to the Performing Arts Centre, too.

The Downtown McMaster campus would have been great for the downtown, too. Last I heard it had been relocated to some land near the QEW. Sad.

Rob MacIsaac had a pretty good vision for downtown Burlington when he was mayor. I worry about his replacement, Cam Jackson, with his shady history. The Wal-Mart development next to the Go Station on Fairview is a braindead planning decision.

I find Burlington to be a case where stuff like ground-floor retail success can make one forgive the cheesy PoMo vocabulary here and there.

Then again, the whole Different Drummer undercurrent gives Burlington an unfair Stuff Older Affluent White People Like advantage...
 
^^ you're right about the ground floor retail. While it isn't the sharpest looking, the city has gone an exceptional job allowing the mix-use retail/residential to take off.
 
Nice pictures! I've never been to downtown Burlington before. I didn't even know they had one to be honest!

I will be visiting this project monthly when I am out there on business. Note height as 26's, not 21

Local in those big homes on Maple where not please to see this project get approved considering it fits into the area with no problem. Those homes have 3-6 cars in the first place and so much for traffic issues. They all had banners out No to it in Aug and Sept.

The service on transit sucks for route 10 with 30m during the day and 15 at peak, but it the unreliable issue that is the problem. I been on only 2 buses out or to the station that have been on time. Rest of the time, the buses are late between 10-20 minutes.

The show room have been removed since my last visit in Sept with the site been clean then indicating construction was not far off then. The sales office is still there and it has been by appointment only this past year. http://www.stratacondos.ca/

On Thursday, new sidewalk is been built at the street edge where grass used to be, indicating the existing sidewalk will be horded off.

I wonder when/if the Brant St. Pier will ever be completed?
 
I visited the site on my Dec 03 trip where a crew was putting in a new water drain junction in the street.

The steel beams for shoring are on site with the boring machines.

The sales office is 100% gone.

There was an excavator on site also.

All the shoring has been done and excavation should start this month. All the sewer and water lines have been built to the site from the road.

Massive site. I'm surprised they put in shoring at all. The parking requirement must be ridiculously large.

Yes this will be Burlington's tallest. It won't be that noticeable, though, because it is within a cluster of tall (15-20 storey) apartments.
 
Feb 04 visited

This thing is really moving along.

Trucks were leaving the site about every 3 minutes with a couple parked on the street waiting for one of the 2 spots to open up.

The weather has help this project along with no frozen ground to deal with.

Could be at bottom level on my next visit.
