After the previous City Planning Report in June 2006 (http://www.toronto.ca/legdocs/2006/agendas/committees/te/te060913/it019.pdf) refusing a 18 + 9s proposal followed by a OMB appeal process ... it seems like this site is now going forward with a Site Plan Application at 14 + 7s ~ :)

Both 45 & 55 Lisgar are owned by Drakestone Investments (which I assume is Medallion Properties), which is one of the only developers (with Concert) building rentals in the GTA.

TCHC, Minto, Morguard, Shickedanz, Verdiroc, Tower Hill and that's just off the top of my head. There's been a lot of rentals built from affordable to luxury during this boom.

Yes there have been a few, including Boymelgreen, but those two I mentioned above are doing the most. I certainly would not use the word "lots" of rentals being built, when 10,000 - 12,000 condos are being registered every year!

I am refering to purpose built, market rent buildings. Most of the developers you mentioned have not done a rental for several years. I spoke to several of the developers on the subject while working on a project for CMHC on rental pro formas a couple years back.

I doubt there's a single market rental building built that isn't registered as a condo considering the track record over the past few years. So many intended rentals ended up being sold off as condo apartments due to low demand.

Most of the developers you mentioned have not done a rental for several years.

Five to ten years is just a blip in their terms all things considered.

Demolition started.

Pics taken today.
