Eden Park Towers @ Galleria (Hwy 7+Bayview/Leslie, Times Group, 13s x 3, Kirkor)

Three 13 storeys residental towers development by Times Group in Markham, south of Highway 7 between Bayview Avenue + Leslie Street, although its no mega height tower its worth noting :).

The same builder built most of the condo buildings in this neighbourhood, so they seems to have a good track record (but mostly not in downtown Toronto), other projects on Times Group' portfolio include Rezen and 500 Sherbourne

I really like the site design concept with the circular courtyard and the massing of the buildings arranged in a 'L' shape towards the abutting community park.

As much as I love the site design, I can't say the same about the architecture, it looks pass-able to me but I'm sure many will think this is an ugly slab with cladding rather than glass+steel tower

Of course the buildings have to be way in the back with the little townhouses on the street with no retail ... I drive by what they've already built many times now ... it's alright but nothing more then that ... this won't help any.

Eden Park Towers will be Markham's first LEED Gold project
 
Sonovox was/is a device which adds an effect or modifier of sounds coming from a musical instrument- but in this case it would be your voice.

How this received LEED Gold status is beyond me! This screams ignorance of all things LEED and sustainability!!

Except, of course, LEED Platinum?

Reading through the 'Green Features' of this building is pretty disheartening. Many of the things which make this building 'green' are manditory in other countries. Don't get me wrong. The LEED system is a good start, but how about setting some standards which outline how 'green' a building must be. As it stands, the system is little more than a marketing soapbox.

These buildings border greenery on the outside, but they'll be green on the inside, too.

Eden Park Towers, a condo project in Thornhill being built by the Times Group at Highway 7 and Leslie Ave., borders a lush, 3.2-hectare park with play and sports fields.

The project is a candidate for the Leadership in Energy and Environmental Design (LEED) gold certification for incorporating green and energy-efficient features.

"The anticipation for this project was phenomenal," says Saeid Aghaei, principal of the Times Group. "Plus, the buildings' eco-friendly design was a big drawing card for today's environmentally conscious buyer."

The project sold more than 119 suites and townhomes of the 349 available during its preview opening in early November.

Buildings A and B have 145 suites each ranging from 609 to 1,250 square feet. The rooftop suites have nine-foot ceilings and the penthouses have 9.5-foot ceilings. Prices range from $214,700 to $427,500 and include six appliances, granite countertops and one parking space. A second parking space costs $18,000; a storage locker is $3,000.

Balconies and terraces range from 64 to 450 feet long. Maintenance fees are about 36 cents per square foot per month and include air conditioning and heating but not water, hydro, cable or Internet service.

The central foyer joining the buildings has a two-storey lobby with a 24-hour concierge. The fitness centre has a gym, indoor pool, steam rooms and outdoor patio. There's a private screening room, billiards room, library, games room, party room, two guest suites, kitchen and outdoor patios.

Grace Leung, sales manager for the site, says a big attraction is location, but LEED efficiency features are also appealing. These include high-efficiency windows, motion sensor lighting, heat recovery ventilators, third-party management and certification of energy efficiency, low emission paint and carpeting, high efficiency appliances and indoor air quality management.

Townhouses range from 1,501 to 2,373 square feet and from $390,000 to $550,000. They have nine-foot ceilings on the main and second floors, and eight-foot ceilings on the third. Six appliances and two underground parking spaces are included. Maintenance fees are $250 for a small unit and $300 for a large unit. The fee includes landscaping, snow removal, building maintenance and insurance.

Shopping malls, restaurants, schools, libraries and theatres are in the area. Seneca College, Markham Stouffville Hospital, York Central Hospital and access to Highways 404 and 407 are nearby.

Closing dates are May 2011.
