3D My Condo - Carnaby Lofts the Twill(1-bedroom,582sq.ft.)

UT member, LADHAAN, asked me if I could help layout and model their new condo in 3D.

Everything in the living room/dining room will be new ; the only items being kept, will be the bedroom furniture.

I advised LADHAAN that I’m not an interior designer, as my main focus is space planning using the client’s own furniture/choices, but that I was willing to try. Well, I’m not doing that great…. My first choice for furniture selection was IKEA but it really wasn’t their first choice.
So what I’m hoping is the UT users will help out with suggestions that I can model and place within the space. Think more along the lines of CB2/Structube/Casalife/West Elm/Crate &Barrel/EQ3
If you can provide links to the item, if it is in an online catalogue-that would be a great help to determine size, etc.

Hi all! My preferred style is contemporary. I definitely don't mind some colour, as my kitchen finishes are relatively dark with the exception of the white counter tops. I'm not sold on a sectional, due to space limitations. Any and all feedback would be really appreciated.

The space is too small for a sectional or even a regular sized couch. I'd go with a loveseat and maybe a small chair. I have one of these and love it.

I took a stab at how I would place furniture in your space and I've come up with the following:



I would make the space and furniture as functional as possible, and therefore in this scenario I was more concerned with the scale and dimensions of furniture that would make sense in your place. This is usually my process before I commit to a furniture purchase.. I randomly add furniture of varying dimensions on a floor plan, figure out what makes sense, and then search out the furniture I like that fit those dimensions. Therefore, my proposed furniture links are not on the style I think you should get, but on the size of furniture that you should be considering.

I really like these shelves and accompanying desk. The shelves are roughly a foot deep and the desk is 20" deep and so it doesn't take up a lot of space. I think this or something similar in concept would make a great feature wall.

I selected this table as it allows three different extension sizes and in the concept above, it's at the shortest length of 55". This table, or something similar in dimensions and concept would accommodate 4-8 dinner guests comfortably, as there would always be 3' of space around the table.

Instead of buying a separate office chair, you could also just use one of these dining chairs for the computer desk.

You mentioned you wanted a centre island but based on the layout of your unit I don't think it makes sense to invest in a big, stationary island. Instead, I would recommend getting a moveable kitchen cart that can you can use for extra prep space and when you have guests, you can easily move it elsewhere to provide more entertaining space.

The sofa I added was 83" long and 31" deep. I think this size can accommodate overnight guests but you could go even go a bit longer without making the unit feel 'tight'.

I have two of these tables that I use as coffee tables and I love them. They're functional and easily moveable!

You could never have enough seating, and this arrangement of the living room would allow you to comfortably have 4-5 people seated conversation-style.

I didn't really pay attention to what I was selecting here. I just used a media unit that was 47" wide to accommodate a TV that was 46" or less.

If dining is not really a big deal, you can get a counter-height table and use it as a island/bar-height table with stools. e.g.



You pretty much can use the same furniture, but just re-arranged. I would just move the computer shelf to the wall abutting the window, and add another bookshelf or something else to the wall with the two existing shelves (e.g. console, etc.).

The countertop table I used was 67" and it was an extension-type table from structube: http://www.structube.com/en/dining-room/bar-tables/18231010-delgado I'm pretty sure you could find kitchen island/countertop tables of relative size elsewhere.

I got to admit, I really love the layout without the Centre Island you created aiekon. Really opened my eyes to life without a centre island. I think I want to focus on that plan. I'm not too sure about the extra chairs in the living room, but I left those in for now. Think it might be getting a bit too crowded in that area.

I've added a revised floor plan (mines is basic, as basic can be), but it gives a good idea at the pieces I am looking at. I'm basically 100% set on the dining table, mini bar, storage closet (I'll use it as a linen closet), desk, kitchen cart. Still need to confirm sofa, chair(s), desk chair, dining chairs, coffee table and the media shelve but we're getting there.

Firstly, I have to say that I love this! I definitely would not go with that colour couch, but that's still a work in progress for me.*

One thing I think we should do, is move the dining table back (east) to be flush with the edge of the wall that protrudes out a bit. I would then have the bar opening on the other side. This way, there is more space between the dining table and the couch.

Thanks-I'm glad this is helping to narrow down the choices you want to purchase for your new space. This adds a new option for the service I can offer clients. Most of them already have the furniture they are wanting to move in to their new home but letting them see how new pieces would work better allows them to visualize what could be.

You had pointed out to me that the dimensions on the furniture layout didn't add up - and you were right. It was about 4" too short from the kitchen counter to the window wall.

BTW - are you getting a bigger TV? I think the one in the renderings is 48" and I agree with theKingEast it is kind of floating on that wall
