Looking just at those illustrations, they are building on TOP of the existing (former) bank building at the south-east corner of Roncesvalles & Howard Park. I'm assuming they'll have to do some reinforcement of the foundations before they can build up.

Will need more information, but it is an interesting idea.
 
Fritted glass of silhouettes of flowers? Yes. Preserving existing old building exterior? Yes.

Adding office space here will help keep Roncy vibrant during the day. Good news all around.
 
Amazing project! Too bad it isn't replacing the shitty convenience store on the north-east corner though.

Intriguingly weird massing, and the glass looks a lot like the renderings of Ryerson Student Centre, which turned out great. Me likey!
 
It's about the same height as the Howard Park across the street front it, although Howard Park has stepbacks…

I wonder how far we are away from an application for zoning amendments.

This part of town, the locals complain about everything. They won't like the design either. I think "short and crappy" is Perks' development motto.
