I think more story addition should happen in Toronto, especially central city. Land is becoming more and more scarce, and it is a good way to add density without sprawling. There are a thousand buildings like this that I would want to add a few stories on the top.

The local rumour is that Loblaws is involved in some way. Whether it's a grocery store (the smaller city market model, probably, like at King and Shaw) or just offices, no one knows. A grocery store here would do well. The only options within reasonable walking distance (with grocery bags) are the exorbitantly overpriced 5 Thieves at Summerhill. The development application mentions a change to office/retail.

You would think it would be easier to just knock it down when the changes are so significant.
 
The city has fewer fees and less red tape if you're renovating as opposed to building something new--even if the renovation changes are so extensive that little of the original building is left.
 
This is very cool to see. I would really love for someone to propose a structure of similar scale across the street -- the Starbucks strip mall (once upon a time occupied by The Fire Pit--RIP).

This stretch of Yonge could and should be a really lovely stretch of walkable, upmarket shops and restaurants befitting the spectacular residential building stock nearby. It has most of the ingredients but is really deadened by a few sites, notably the aforementioned Starbucks and the Budget car-rental joint. There was a small office building planned for that one but I don't believe anything ever came of it.
 
Considering the location near the subway this should be taller.
