Rezoning applicaiton to permit the redevelopment of the ladns for the purposes of a new mixed use building 49 stories in height complete with 567 rediential dwelling units and 1220 square meters of retail ground floor space. Included in the proposal is the retention of the street facing facades of the heritage buildings on the lands
 
Condos and more condos...yet another one for the entertainment district, 49 storey most likely around 157 meters in height, retention of the heritage facades.
Doesn't that all sound too familiar.:D
 
First the Mercer and now this proposal, Mercer is poised to be another high density residential back-street.

Looks like these are the heritage facades to be retained.

This building either is, or was until recently, owned by Andrew Adler Investments. It could simply be the owner is upzoning to flip the property--surely a sign of a bubble as every property owner DT seems to be doing just that--or has a developer partner lined up or maybe just sold the building recently?

Wow, these King West proposals keep getting taller. This is also the site of the first nightclub I ever went to, called the Oz. That was back in 1995, when the whole area had a real gritty feel to it.
 
great to see infills are being styled to the details.

And i can't see what could possibly be heritage about the red brick building in the above picture.
 
It's a shame that the City will not allow anything taller than the Festival Tower/Lightbox in this district. The result could easily be predicted -- all the developers end up building right up to that limit, resulting in a flat-topped skyline with no real variation in heights. This will be very obvious once all the proposed projects get built.

Agreed. The area is shaping up to be a slightly taller version of Vancouver. Still, even with the height limitations, you would hope there were some variation in shape and exterior finishing. There is a bit, but not nearly enough.

How do you confuse a friend visiting from out of town? Tell them you live in the tall, grey, building with glass balconies in City Place.
 
Yeah, In the first place, its hard to understand why there is height limitations for this area anyways...as you travel west from Spadina to Bathurst the height limitations drastically drop down to 12-16 storeys, again west of Bathurst to Dufferin the build can be taller, anywhere from 20-35 storeys.
The more west you go, for example the Etobicoke waterfront a developer could build 30-55 storey structures, the same can be said of height limitations in the downtown waterfront and many sections northbound through the citycore.
Dont get it, its all over the place.... who sets this, or is this just all grandfathered from one municipal government to another.
They talk about the tapering off the skyline, but then again by the looks of it.... nothing is carved in stone.:confused:
