I was in that neighbourhood about a month ago and the five houses on the east side of Kenaston Gardens (#5,7,9,11,13) were looking rather unoccupied, as was #577 Sheppard Avenue East. Found an old white board referring to http://www.toronto.ca/legdocs/mmis/2009/ny/bgrd/backgroundfile-20571.pdf which only involved #5&7 Kenaston.

Around the corner at sheppard and barberry there was a somewhat newer board, but it is simply legalizing the house at 579 sheppard for business office use. http://www.toronto.ca/legdocs/mmis/2010/ny/bgrd/backgroundfile-30698.pdf

Recommendations
The City Planning Division recommends that:

1. Staff be directed to schedule a community consultation meeting for the lands at 5, 7, 9, 11 & 15 Kenaston Gardens and 577 Sheppard Avenue East together with the Ward Councillor.

2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the site.

3. Notice for the public meeting under the Planning Act be given according to the regulations of the Planning Act.

Summary

This application proposes an amendment to the Official Plan and Zoning By-law to permit a mixed use development at 5, 7, 9, 11 and 15 Kenaston Gardens and 577 Sheppard Avenue East. The proposal comprises a 12-storey mixed use building containing 262 dwelling units with 249 m² of retail space, 233 below grade parking spaces, 198 bicycle parking spaces, a new public road and an on-site parkland dedication along the Sheppard Avenue East frontage. The development would have a gross floor area of 19,858 m² resulting in a density of 4.35 FSI.

I would have put my money on TACT.

This isn't anything like a flower. All I can say is YUCK. Next.
 
I didn't realize this project was coming up. I guess that's a testament to this little enclave of condo buildings that no one except residents venture into. Not sure that this southeast corner really needs any more densification so I'm surprised to see this development. If anything, I'd expect new development between Greenbriar Rd and Bessarion Rd.
 
Kirkor was in on the preliminary design, which has changed since that pdf was released. So we really don't know for sure

Plenty of people venture into this area, it is on a major artery and there is a major shopping mall across the street.

Not sure that this southeast corner really needs any more densification so I'm surprised to see this development. If anything, I'd expect new development between Greenbriar Rd and Bessarion Rd.

To me, this looks like a perfect place for a mid-rise.
