Emerald City Blocks B & C (Don Mills & Forest Manor Rd, ELAD, 6 Towers, WZMH)

This is the block south of the current Dream Tower Site.

There are 6 towers plan for this site with access off Forest Mandor Rd.

This site will be built in phases with different names being assign to each tower.

There are no plans or rendering at this time with 2015 being the timeline for the first tower to be market.

This depends on the final tower for Phase 1-3 that was schedule to see move in in December 2014, but being currently move up to September 2014 or earlier. Current buyers will have the option of moving in earlier or as plan.

PCL will be building this site like they did on the other one. They have started demolition of this site with the centre area.

The Whole area is being call Emerald City and done in various phases by different construction contractors. Bondfield did the other site and currently doing phase 5.

Does anyone know if the properties on the West side of Don Mills have been targeted by a developer?

There is more than 9 towers, as there was phase 4 that was finish last year across from the current development.

Developers will target an area if they think they can get it as well the development they want. Off hand, I would say no at this time, but can change over time considering what taking place for the whole Emerald City site since there more to come there.

Those town homes are not social housing which the Emerald City development is replacing, so it would be difficult to develop that area. And I am sure the Henry Farm community would be up in arms and put up a strong fight over any sort of development. Then again, never say never - there are always possibilities :).

I would think the area west of Don Mills would be a challenge - difficult to do a land assembly (the residents would not look kindly on anyone who would sell out to a developer). The area in the south west quadrant of Sheppard and Don Mills is the Henry Farm community. From their community website:

"Henry Farm is a small, family oriented neighbourhood with a strong sense of community spirit. Henry Farm has always had an active community association which oversees Neighbourhood Watch and Block Parent Programs, and organizes recreational activities including fitness classes at the Shaugnessey Public School and an annual "neighbours night out" barbecue and picnic also held at the school. The Henry Farm Residents Association publishes a regular newsletter called the "Henry Farmer", which keeps residents up to date with all of the goings on in the neighbourhood."
 
According to the new site plan posted at the site for all the development in the area, this phase is totally different than the plan that been around for sometime. There is a road to go in between the tall buildings to the south of the 36 building with a number of X height buildings in front that tall building as well the new block being created. Have the photo, but in the huge backlog to be uploaded.

Both of these new developments have a centre court yard.

This thread may have to be split since there are 2 sites now with a new road through it. Also, there are now to be 9 towers compare to 6.

The thread can be rename since there wasn't any official info for this site and used phase 6-11 based on the other development underway for the area.

An OPA and Rezoning application was filed last month for Block C of Emerald City, but the documents were only recently made available.

The three buildings in question are across the street from (and look like a mirror image of) Fifth on the Park, Colours of Emerald City and The Park Club:

I'm going to leave this thread as one, since when the buildings actually go into marketing and then construction, we have individual threads for them. This one can stay as a reference to the site as a while, including what was there before.
