With density bound to increase along Eglinton now that the lrt is under construction, I was thinking that the sun might be obscured from the North side of the street, which is one of the best aspects of Eglinton between Oakwood and Yonge. What if we made it so that the south side had a much lower height limit, like 5 stories, and the north side was not given a height limit at all? this way, density can be made there without adverse results for sunny walking conditions? even the first two blocks going north could be rezoned to allow for more tall buildings, to allow the south to stay how it is now more or less.

Also, building owners in the the section of the Eglinton Way BIA should be given incentives to divide their store fronts, as right now so many of the store fronts are double or even triple the width you would find elsewhere in the city, and make it a bit boring to walk on.

thoughts?
 
my understanding is that shadowing is very much considered in the avenues study, although not sure how rigorously this will be applied on eglinton
