36-60 McCaul appears to be the entire block from Stephanie to Grange. I wonder if this is going to be an OCAD related project.

This is the parking lot right ?

If this is part of an OCAD expansion, this could be an exciting project. With the Sharp Centre across the street, OCAD has set the bar very high. Plus it's an art and design school, so there's really no excuse to not have some engaging designs on campus.

The addresses of 36-60 McCaul would actually include the parking lot, the 3-storey mid-block, and the adjacent 1-storey building. Pretty much the entire block along McCaul from Stephanie to Grange. All together it's a rather substantial floorplate to work with.

With OCAD now with an official university designation and its growing prominence, it would make sense to expand its presence in the area. Maybe a multi-use building with lecture, gallery, retail, and even some student residential space to meet growing demands.

This is funny because I just walked past this site on Friday night and was quite disgusted by the large parking lot and that 1 storey building, hoping that stretch would be re-developed soon!

Main points from the community planning meeting:

Tridel is partnering with Osmington Inc. for this project, design by architectsAlliance. The proposal is seeking 15-storeys, and around 230 units in the development. This new building will primarily be situated on the south end portion of the site. 10-metre setbacks will be established along McCaul allowing for enhanced public space along that frontage. The north portion will feature a temporary art garden available to the public, but eventual plans for a permanent art gallery for the Thomson family art collection further down the road. More details to come.

Captures from the presentation. Design is still preliminary and subject to change:

It would be cool if the balconies were like this? or something solid other than glass?

But I overall like the design of the building. Can't wait for the official renders of this project

Thanks for the pics AlbertC - I found the McCaul frontage quite compelling, in a 50s institutional slab kind of way. Not so hot about The Grange frontage.

Now this is super interesting - are they referring to David Thomson's fabled collection?

Glad to see another parking lot gone in downtown Toronto. There are still way too many of them.

Spot on! That was the exact reference that Peter made regarding their influence for this design.

And yes, they were referring to David Thomson and his family's art collection to be featured in the future gallery.

AlbertC:

Very, very exciting - between the proposed Mirvish Gallery, OCADU, AGO and now the potential David Thompson collection it will be quite an interesting corner of the city.

And of course, I just realized David Thomson is the founder of Osmington.

I'm not very familiar with the world art scene. Would having Mirvish's and the Thomsons' art on display here in Toronto have the effect of elevating the city in terms of a cultural destination that would actually register?
