Looks like it! From Google Street View of course:

it is surprising how under-developed the areas near Dupont and St Clair West station is, being so close to the core. These areas have the potential to provide hunrends of thousands of residential units for those who work in the core.

Not really. There's a high-rise cluster behind St. Clair West station along Tweedsmuir & Heath streets. Along with consistent density in the form of mid-rises/some high-rises on Bathurst, St.Clair and nearby Vaughan & Raglan. There's definitely room for growth (several projects already in the pipeline), but to call this area "under-developed" is a bad generalization. I don't mind Dupont station either. It's fairly busy on weekdays because of the nearby George Brown campus. Not sure how you can knock the Annex area. It's a well established neighborhood and great mix of built forms with higher density along Spadina and St. George. Not to mention one of the finest collections of Victorians in North America.

hardly dense enough considering the location.
I am shocked by how low most of the existing buildings are. Yes there are some mid/high rises but in general too few people live there.
More housing should be provided for those who currently live 20km away from but work in downtown. Toronto simply spreads too far for its moderate sized population of less than 3M.

Given the massing sketch on the development proposal notice, what would happen to the four-floor OSSTF/CUPE 4400/Da Best Bakery office building. It is included as part of the sketch and now appears to be five floors, unless that was mere sloppyness.
