Proposal

The site at 365-367 Queen Street West is comprised of two adjacent properties, on the south side of Queen Street West, located opposite the south end of Soho Street.
The demolition of all of 365 Queen Street West and the majority of 367 Queen Street West is proposed to construct a new three-storey retail building on the site. The façade of the contributing building at 367 Queen Street West will be retained in situ, rehabilitated and incorporated into the new building. A Heritage Impact Assessment, dated September 2011, was prepared by William N. Greer in support of the development. The report reviewed the proposed development at 365-367 Queen Street West in regard to its compliance with the District Plan. It did not include any information with respect to additional height requirements.

PLEASE don't get approved. It might be acceptable to perform a facadism for a 20+ floor building, but to not even add a single floor? come on!
 
this would actually be a big improvement over what's there now, as they look to be proposing to restore the facade of the Silver Snail building.

at present its in very rough shape; its second story windows long bricked up, with nothing of the original brick work visible. the little mansard roof is the only thing left from the original Victorian.

also, the building they are tearing down is a 1.5 story shed of no significance. so this looks to be a net positive.

The facade of the Silver Snail looks like it's been lifted off the ground and is now sitting on the second floor.
 
This project looks awful in the rendering, with the old facade appearing simplistically tacked onto a modern building with vulgar black and grey cladding. If the building is in bad shape and gutted on the inside, then build a new building behind the restored facade, but allow it to look like an actual heritage building with the same height, not just a facade. The plan for preservation seen here is unimaginative and will cheapen our heritage. With some modifications to the plan, however, the old facade could be much better treated and retain the dignified appearance of a heritage building. As it stands, it looks like a crass treatment of the city's heritage.
 
Then again, the crassness suits the present vocal-fryish tenor of Queen West...
 
Kill it with fire (the proposal, of course). Can't they just build the addition on 365, and rehabilitate, but otherwise leave 367 alone? I say restore 367 and give them 4 stories at 365 to make up for the lost space of the frilly expansion.

Perhaps, but in the long run it's better to aim for good quality in preservation and contemporary infill. The character of the street can always change towards something different and positive with a good collection of buildings.

but is there a good collection of buildings? Maybe I am not artistic enough, but Queen W looks extremely gritty and most buildings are not in good shape. It is a bit surprising as it is supposed to be the no 1 shopping destination in Toronto.

its too HIGH! cut it down to 1 storey!
