I hope we don't lose all of these houses along this stretch. I thought these doctor's offices gave this stretch of St. Clair W more of a neighbourhood feel even though it is very close to Yonge.
 
Why on earth *wouldn’t* there be retail here? It would be outrageous to designate the bottom floor residential at such a prominent location (with so much potential for further densification, too). This part of St. Clair desperately needs to develop retail at street level rather than the bizarre swaths of purely-residential uses that surround it.

2.3 Proposal
The proposal provides for an 11 *storey mid*rise built form with 410 square metres of grade-related retail space, as demonstrated in the Site Plan in Figure 3 [“the Proposalâ€]. A total of 172 dwelling units are proposed ranging in size from approximately 45 to 122 square metres and including a variety of 1 bedroom and 2 bedroom unit layouts
