Judging by existing conditions at 41 Ossington, the city looks set to lose another nice old industrial building for...either a modern stunner or a piece of crap? Townhouses here? :(

Very nice! I like it a lot, and it has retail space! Pity about those ugly faux towns just up the street.
 
i hope they actually use brick and not stucco.
i'm more inclined to this type of modernism than the all glass and steel buildings.

Motif Lofts & Towns, a 5-storey residential and retail project designed by RAW Design, is about to arrive on quickly gentrifying Ossington Avenue, now one of Toronto's trendiest streets. Developed by Reserve Properties, a name little known in Toronto, the principals nevertheless have 30 years of experience and been active in 75 projects totalling more than 7,500 homes and one million square feet of commercial space across the continent, including Montreal and Vancouver. Here in Toronto, Reserve are also currently developing Bellefair Residences across Queen Street from Kew Gardens in the Beach.

Motif will feature a modern and clean-lined brick, glass, steel, and ipe-wood accented exterior that borrows from the eclectic mix of former industrial buildings now being renovated about the neighbourhood. 12 lofts overlook Ossington Avenue, including 8 1-bedroom units, plus 4 2-storey 2-bedroom units on the top 2 floors, while 9 townhomes will extend east along Rebecca Street. Ground floor retail will enliven the corner of Ossington and Rebecca.

Interior Design at Motif is handled by renowned II by IV Design Associates. Inside the lofts you will find 10-foot ceilings, engineered hardwood floors, natural stone, glass mosaic tiles, sleek Scavolini kitchens, and other modern design touches. Townhomes feature floor-to-ceiling south-facing windows, and rooftop terraces with views over the neighbourhood and to the downtown skyline.

UrbanToronto likes the project's disciplined, spare, but detailed design. The sensitive 5-floor long-and-low plan makes great sense for this understated and formerly seedy strip that now springs to life in the evenings: Motif brings density and revitalization without overwhelming its neighbours. The site currently features a non-descript 2-storey commercial property.

This project looks fantastic. I wish infill buildings of this scale and sensibility would be built all throughout the old City of Toronto.
