good news.

Sherbourne between Wellesley and Bloor is really starting to change. Wonder what the area will look like in 10-15 years.
 
Looks like that empty lot beside the church. Pretty tight spot but maybe it will finally lead to development of those abandoned houses.

The church (Trinity Evangelical Lutheran Church) is 619 Sherbourne, and the building to the south, across Howard Street (Saxony's Restaurant) is 599 Sherbourne, so yes, the plot of land between them on the east side of Sherbourne (containing the above-mentioned abandoned houses?) must be 609 Sherbourne.

I was wondering when we'd finally see some proposals for the blocks between Howard & Bloor and Sherbourne & Parliament. Lots of empty lots here ( not that this is one of them) The locals probably confused them as being a city park.
 
That is great news. Along Glen Road there are so many empty boarded up houses. They should build up that whole block.
That neighborhood will look very different in 10 years.
There are signs in front of the No Frills and the corner apt building regarding proposed new rental apartment building with townhouses along Bleecker St.
The existing rentals on top of No Frills are going for $900/mo. for a studio a significant increase from a year or two ago. It's only a matter of time.

Official Plan and Zoning by law amendment to permit the redesignation and rezoning of lands in order that they may be re-deveoped in three blocks for the pruposes of mixed uses.
 
Interestingly at the last Council meeting, last week, they added a whole list of properties in this area to the Heritage Inventory. See http://www.toronto.ca/legdocs/mmis/2010/te/agendas/2010-08-17-te36-ar.htm Items 30 and 31. Council amended the Report but the minutes are not yet on the City website so I do not know how much. The list includes 607 Sherbourne but not 609.

56 storeys!!!????

Wow. That would be the tallest project yet proposed for the area, overshadowing X, X2, Couture, James Cooper Mansion, and CASA.

Is there any word on when more details (and renders?) will be released?
 
I second the wow, Mongo. That is insanely tall for this area, not that I have a problem with that whatsoever, especially since it's an aA design. Could this possibly become Toronto's answer to Mississauga's Marilyn?? Hmm, probably not the ideal site for something "iconic." Whatever the case, I do hope that the abandoned historic homes are fully renovated as part of this development.

I'm starting to wonder if Sherbourne will be the next Bay Street...
 
This is good news. I hope the project involves restoring the homes on Howard. Perhaps turning them into retail. Can't help but think that there will be a lot of opposition to the height. This is very close to Rosedale whose residents carry a lot of clout in this city.

Of course, under the proposed height limits, this would never be built, this area would be strictly mid-rise at most. Here's hoping that those height limits are never put into effect. aA should produce a decent design, although I hope to see something different from their usual run of designs. And yes, I would like to see the existing abandoned houses as a part of the design. (I have come to like the James Cooper Mansion approach, at least for this location.)

I can't believe 56 storeys would get approved here – perhaps 45 – but it seems like a leap for the area.

But besides that...who the heck would want to live that close to St. James Town??
