Just reading Urbanation's twitter feed this afternoon and discovered a good-looking and ideal-sized condo development, "Loft Twenty Five" in the Upper Beaches. Perhaps there's an existing thread for this proposal?

This building is the sort--minus the underground parking--I'd live in if I'm no longer homeless....:)
 
What area is considered upper beaches? I know is something between Coxwell and Victoria Park, but what are the northern and southern boundaries?

2223 Gerrard St E was the location for "ABSTAX" and the property being demolished just to the west of it here. I can no longer endorse this project as the location is appalling--aka, the view is crap across the street to that ugly arena wall. It's a nice enough building design, but why is underground parking required or why is the garage entrance facing the main street instead of the back alley?

Upper beach? That's a gigantic leap of faith....

I suppose it's good if you like the area and commute downtown--it's within a 5 minute walk to the Danforth GO.
 
I don't think I would call the area appalling (I live there!) and it has been called the upper beaches for some time. I walk down to the Beaches all the time, its not that far. You are on the GO line, 2 minutes from the Main subway station plus you have all the advantages of living in the suburbs with all the big box stores and shopping near Eglinton and Warden. Downtown is not the end all and be all for condominium living - I hope this project makes it.

I like the design of this project. The owner of the construction company lives mere blocks from the site, so hopefully he'll pride himself in doing a good job.

I've lived in the Beach since '86 and can say that most people would consider this Upper Beach. As long as you're South of the tracks, it counts. It's the people who market North of the tracks to Danforth as Upper Beach that makes me laugh.

If anyone's considering buying a unit for investment, send me a message. I know the area like the back of my hand and would love to help you negotiate a great deal. There are also a few other pending condo projects we could evaluate.

Anybody got a real domain? Or have they gone from condos to junk ads?
 
Looks great. Reminds me a lot of the mid-rise buildings found consistently throughout residential parts of Tokyo. Love to see more of this along our avenues.
