    Toronto Ace Hotel Toronto | 44.8m | 13s | Carbon Hospitality | Shim-Sutcliffe

I imagine costs and funding became a challenge, as it usually does, and resulted in a teeny bit of value engineering. And COVID certainly hasn't helped the hotel business. It's incredible that they've pulled this off and are even talking about opening soon in 2021. Having said that, I think even...

I agree, I quite like the design of the new brick portion of the podium and how it blends with the old. But to @ProjectEnd's point, given it's KS, who knows who's even going to be doing it, let alone getting excited about the design.

couldn't agree more, I'd take a really good street experience over what kind of hat the building's wearing. The good thing is in this case, hopefully we're gonna get a little bit of both.

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

It's both awesome and scary how complex this structure is.. really easy to focus on the former when looking from outside-in :)

    Toronto 128 Hazelton Avenue | 37.9m | 9s | Mizrahi Developments | AUDAX

The deep windows and balcony shapes are really nice. I'm probably being too picky, but I wonder if there was a nicer way to do the window mullions at the front entrance, especially since the main feature is really nice.

Maybe I'm missing something, but beyond the podium, what's different about it?

Thanks for sharing @AlbertC. It might be a bit tall, but these kind of comments seem a bit dramatic.. “We (Carmichael) think this building is about twice as tall as it should be,” "He (Layton) hopes that the height will be lowered by the developer to allow better transitions, but said the city...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

With a site this tight, and tall and complex at the same time, it's probably a lot of learning about issues as they go. It probably doesn't help if the rumours are true that Clarke and Mizrahi might be parting ways mid construction.

    Toronto Waterworks Building Redevelopment | 47.55m | 13s | MOD Developments | Diamond Schmitt

I gotta say I had higher hopes for this... it's looking like every other boring window-wall building out there..

I was gonna say, on an established and larger scale, Tridel consistently, and Daniel's on most projects. The others are newer so there is more proof to be seen, but I think they're on the right track and will be keeping an eye on them; state, zinc, devron, north drive, alterra.

    Toronto 199 Church | 124.5m | 39s | CentreCourt | Arcadis

All excellent points. Though there are several great builders who are building for end-users. And hopefully with more industry and buyer awareness that list will grow, and the other larger list of developers milking the system will either have to step up or be marginalized. I know it sounds...

You're spot on. The real consumers are the best source. Only problem is most of the actual people who live in these kind of condos are the people renting from the buyer, and they're less likely to speak out about their experience, as opposed to someone who's bought a condo as a home to live in...

    Toronto 199 Church | 124.5m | 39s | CentreCourt | Arcadis

I think you misunderstood my point, I meant that the building so geared to investors buying units and renting them to students, that it's virtually a Ryerson students residence. Not literally.

You're right that Everyone is responsible. And I would extend that beyond the developer and investors and brokers. Stakeholders like neighbours and staff are responsible as well. They should be encouraging and cooperating with developers who deliver great buildings, and pushing back on those...

    Toronto 199 Church | 124.5m | 39s | CentreCourt | Arcadis

I couldn't agree more. There are some developers whose main purpose is to build great buildings, and they will obviously seek to profit to continue to do business. And there are the others who are conversely building because it's a means of making money, and with that approach any attempt at...

    Toronto 199 Church | 124.5m | 39s | CentreCourt | Arcadis

While I agree with you about the fact that at the end of the day this is basically a privately owned Ryerson student residence, great design doesn't have to mean throwing money at it.

    Yes, sorry, typical skin play

    Toronto Rush Condos | 44.96m | 15s | Alterra | BDP Quadrangle

I think you are 100% right, how the materiality comes out is hugely dependent on the detail, which is why I'm hopeful in this case because alterra does quality work, and conversely not so optimistic in a case liek centrecourt showing masonry.

Index was nice, because it was their debut and it was with Lifetime too. But IMO grid was pretty half hearted attempt at any real design, just the usual balcony skin play
