I also bought a preconstruction 820 sqf unit near north york center for $400 2 years ago. Now the same unit is selling for 500 right now. (Still preconstruction. Just started digging in November) Wouldn't be surprised if the price increases abit more when the construction is finished.

Received a letter from menkes yesterday requesting my last deposit check that was on hold since 2009. Letter also stated construction will start on Jan 2011.
